Cleaning and maintenance guide

API resin floorings are easy-to-clean: you just need to follow a few simple steps to get a smart surface maintenance.

The cleaning process is very similar among our systems. We suggest you only to use our production products for a better surface protection on its upper layers and a long-lasting result.

Morevover, API provides detailed procedures for spot repairs, in specific damaged areas of the resin floor. In case of special needs, we are ready to make available a team for inspections and in loco repairs.

Cleaning and Maintenance Guidelines: Daily Cleaning

To be performed regularly on the deck to keep it free from dust, dirt, oil, food, beverages, soot, etc.

It prevents dirt accumulation without removing the sealant layer.

Smooth Finishing

TOOLS:

  • single pad
  • scrubbers
  • squeegee
  • mop
  • wet & dry vacuum cleaner

CONSUMABLES:

  • 3M Scotch brite red pad
  • soft brush (white)

PRODUCTS:

  • API Bio Active Cleaner or API Active Cleaner

  1. Dilute API Bio Active Cleaner/API Active Cleaner with water as per PDS indication
  2. Pour this mixture on the floor or fill the scrubber/single pad tank
  3. Spread it on the whole surface with the single pad or pass the scrubber back and forth
  4. Make sure to have always the surface wet using the squeegee to move the water near the working area
  5. Collect the dirty water with mop/wet vacuum cleaner avoiding to dump it in the gutterways, and dispose it according to environmental regulation
  6. Use clean water to remove any trace of detergent from the resin surface
  7. Use the squeegee to clean off the residue and make sure to leave the surface dry

NOTES

  • DO NOT let the detergent dry on the resin floor
  • NEVER use hard or abrasive brushes or pads for daily cleaning (i.e. 3M Scotch brite Black Pad, disk brush hard)
  • Read the PDS for further information about the products

Rough Finishing

TOOLS:

  • soft brush (white)

Cleaning and Maintenance Guidelines: Periodic Cleaning

Recommended every year to renew the sealer.

It gives a uniform aspect to the resin deck and cleans deeply the surface without reducing the decorative layer thickness.

PRODUCTS:

  1. Dilute API Active Cleaner Plus with water, as per PDS indication
  2. Pour this mixture on the floor or fill the scrubber/single pad tank
  3. Spread it on the whole surface with the single pad or pass the scrubber back and forth
  4. Make sure to have always the surface wet using the squeegee to move the water near the working area
  5. Make sure to remove the existing sealer from the whole area
  6. Collect the dirty water with mop/wet vacuum cleaner avoiding to dump it in the gutterways, and dispose it according to environmental regulation
  7. Use clean water to remove any trace of detergent from the resin surface
  8. Use the squeegee to clean off the residues and make sure to leave the surface dry
  9. Put the new layer of sealer on the whole surface with a wax spreader, following the PDS instruction

NOTES

  • ALWAYS proceed with surfece stripping before applying API Shield/API Shield Matt to avoid excessive slipperiness
  • DO NOT let the detergent dry on the resin floor
  • Read the PDS for further information about the products

Top coat common damages and damages prevention

Scratches & mechanical damages

The most common damages that occur to resin floor, are mechanical damages like scratches and fall of heavy or sharp objects etc.

Scratches are mainly caused by

  • Dragging heavy objects with a sharp angle on the floor (piled deckchairs, tables, vases, etc.)
  • Unprotected chairs/tables feet
  • Consumed or incorrect glides for chairs/tables feet

NOTES

In order to avoid or reduce the risk of scratches:

  • DO NOT drag heavy objects with sharp angles on the floor
  • PUT white Teflon glides or high density plastic under chairs/tables feet
  • CHECK PERIODICALLY glides status and replace consumed parts

Rust remover stains

Aggressive products (such as rust remover or stainless steel cleaning products) can causes resin colour stains.

Stains cannot be cleaned, therefore the surface has to be sanded to remove the discolored layer (0,2-0,5 mm)

Rust remover, or any other aggressive product, must be immediately washed off with abundant water to avoid top coat damages.

Never leave soap or chemical product drying out on the resin floor.


TIPS:

Rinse decks with water before the application of rust remover or other products that could be spilled on the resin. Then clean the deck with clean water to remove all the residues.

Paint Drop

Dry paint on resin floor (in particular with rough finishing) can be removed only by light sanding.

TIPS:

  • Protect the floor with cloths, tarps or other adequate protections before starting painting activities
  • If paint drops on the resin floor, clean it immediately and do not let it dry
  • If there is a paint dried drop on the floor, remove it by cutting the top layer with a cutter
  • If needed, light sand the surface to remove the leftovers; then perform the periodic cleaning of the floor to strip over all the old sealer and put a new and even layer of it.

Final Recommendations

  1. Clean the deck regularly using the right tools, and rinse it with abundant water
  2. Periodic maintenance will extend deck life, improving appearance and customer satisfaction
  3. Be careful with paint and aggressive chemical products which can affect the aesthetics of the decorative layer
  4. Choosing correct furnitures and glides combined with proper handling will avoid damages
  5. Schedule periodic glides checking and changing
  6. Relay on trained professional teams for repairs and maintenance
  7. Read carefully API’s material PDS
  8. Use API’s material only under acceptable environmental conditions
